The Boat Club at Squam River Landing is a community of boathouse and boatslip owners who value and help to preserve the beauty and undeveloped nature of the Squam Lakes. Intertwined with Riveredge Marina at Squam River Landing, the Boat Club provides access to the Squam Lakes, marine service for your boat and nearly anything you would need for a day on the lake.
Boat Club owners can expect plenty of parking, barbecue areas, storage units and a large clubhouse space with a deck overlooking Little Squam Lake. It’s the perfect spot to relax and wait out a passing shower or to have a drink on the deck and unwind after a day on the water. Private functions can be held for a small fee while the space is open to all Boat Club members during Riveredge Marina’s regular business hours.
Community events are a regular occurrence at the boat club as well, the most notable being the Circle Triathlon. The annual Circle Triathlon takes place every Labor Day Sunday at Riveredge Marina and supports the Circle Program of Plymouth. The event encourages participation over perfection and gives people of all ages and abilities the chance to challenge themselves athletically.
With pleasant outdoor barbeque areas, a shower house and access to Squam Lake, Riveredge Marina at Squam River Landing is more of a lake house than a marina. A shower house is accessible 24 hours and the marina is open every day during the summer for any of your boating needs. Whether you’re a guest for the day or an owner of a private boathouse at Squam River Landing, the Boat Club is a great place to start your Squam Lake experience.
We are located next to the covered bridge on Little Squam Lake so come visit us if you're in the Lakes Region this summer!
New England Disabled Sports (NEDS) is an amazing program which provides adaptive sport instruction to adults and children with physical and cognitive disabilities. Part of the NEDS mission is to allow individuals with disabilities to enjoy "a boundary-free environment, enjoy
outdoor recreation with friends and family, as well as provide access to equipment and instruction that might otherwise be unavailable."
Our experiences with NEDS have primarily been during the summer. However, one of the organization's staples is providing year-round events and activities including cycling, biathlons, golf, snow skiing, waterskiing, camping, hiking, kayaking and much more.
Over the past few years we have shared some amazing experiences with NEDS through the Squam Lakes Adaptive Program (SLAP) on Squam Lake during the summer months. A group of organizers, volunteers and participants meet weekly at Riveredge Marina at Squam River Landing for adaptive waterskiing. The video below highlights the fun we had during summer 2011.

The time lapse video below shows the Squam River Landing discovery home getting framed and taking shape. The main walls of the home were panelized in Southern New Hampshire before being transported to the homesite where the remaining structure was built. This panelized building process allows for a home to be built faster using higher quality materials and a greener process. Exterior finishing is the next step for construction so stay tuned for part three. If you are in the area this Spring come by Squam River Landing and we will take you on a tour inside the discovery home. In the meantime, head over to the Squam River Landing Facebook page for more project updates.
Covered bridges have long been a symbol of New England and its rustic history. At one time more than 10,000 covered bridges stood throughout the United States but that number has since dropped to 750, 54 of which still stand in New Hampshire. The Squam River Bridge in Ashland is one such bridge that stands in the Lakes Region.
The origin of the Squam River Bridge is an interesting one. It started when the state of New Hampshire condemned the former steel and concrete bridge. Rather than building a two-lane steel structure as proposed by the state, Ashland's citizens steered the project in a new direction. The town instead voted for a one-lane lattice-truss wooden bridge and raised the necessary funds to make the idea a reality. The Town of Ashland allocated $35,000 for the building of the new bridge. The remaining funds were raised by direct contributions and fundraising events through the Ashland Historical Society.
The Squam River Bridge was constructed in 1990 by Milton Graton and Sons. As a resident of Ashland and a self-taught expert on New England's covered bridges, Milton Graton was the right man for the job. Using a team of oxen for the build, Graton and his crew replicated the traditional construction methods for covered bridges. The Squam River Bridge was officially dedicated on July 1, 1990.
We at Squam River Landing and Riveredge Marina have a strong connection and appreciation for the landmark that our community worked so hard to create. Being locally funded and sustainably built, the Squam River Bridge is a perfect example of how a small community can come together and work independently to make great things happen.

Squam River Landing is a thoughtfully planned residential community designed to be woven within the Squam Lake watershed and community by encouraging sustainable and responsible design, development and building practices while providing homes for people who will help enrich the area and become active community members. The master plan for Squam River Landing balances the needs of social, economic, and environmental considerations. In order for a project or community to be sustainable, we must provide for the present needs in such a way that the future needs of the community will continue to be met.
The primary elements underpinning the
sustainability of Squam River Landing are highlighted below:
Socially:
- Builds the community base for non-profit philanthropy and involvement
- Provides a housing option for Squam Lake families who have or are now being priced off the lakefront

- Through its affiliate, Riveredge Marina, employs 16-20 people and services over 1,100 clients
- Is an active member of the community, involved with adaptive sports, kids at risk programs, conservation groups, and business development initiatives
Economically:
- Significantly increases the Town of Ashland's Assessed and Property Tax Revenues, with limited increase in town expenditures
- Builds expansion of the Town of Ashland’s water and sewer infrastructure through private capital
- Creates long and short term Jobs
- Allows Riveredge Marina to expand its workforce
- Builds the consumer base for goods and services within the Squam Watershed
- Creates business expansion for local businesses
Environmentally:
- Master Plan combines elements of a cluster plan within a conservation development which balances built density with preserved land
- Development is located on buildable areas of the land with the surrounding land dedicated to open space
- By condensing buildable area on a site where water and sewer is available, overall land sprawl is mitigated
- The community covenants will manage the health and selective clearing of the woodlands

- The development mitigates the impact of storm water runoff caused by logging in the 1990's
- Design Review Covenants manage site development, architecture, view sheds, & wildlife corridors
- Home design and construction methods will be Energy Star compliant; and Leed and NAHB Green eligible
- Home design and construction methods will be ‘sensible green’, managing costs and benefits for land and end user
- Home design and construction methods will be energy efficient, conserve water use, conserve and use local resources, control site development
- Home design and construction will create a high quality indoor environment, use less energy and educate homeowners on how to operate a high performance home
We are fortunate and grateful to be part of a sustainable development that gives more than it takes.
As we all know, the economic crisis devastated the real estate market over the past several years. Getting approved for a bank loan was about as difficult as winning the lottery. The positive news is that bank lenders are now beginning to get involved once again in the real estate market. Interest rates still remain low and lenders are looking for business once again. One example at the national level is that banks are loosening their grip on the loan to value ratios. According to Capital Economics experts the loan to value ratios are up from 74 percent LTV in 2010 to 82 percent LTV. This positive shift making its way through the national real estate market can be seen on a local level as well.
Local lenders such as Laconia Savings Bank are working hard to get mortgage lending moving once again in the Squam Lake real estate market. As a preferred lender for Squam River Landing, Laconia Savings Bank has created a tailored loan package which provides a simplified process of ownership for our home buyers. They offer opportunities for buyers to purchase a homesite, build their home and include a boat slip in one “blanket” mortgage loan. “As a local Community Bank with 181 years of experience, we understand the needs of the communities we serve and have created a one loan one closing construction loan package that includes a deeded boat slip.” Peter Thompson, a Mortgage Loan Officer at Laconia Savings Bank went on to say, “When others say no, we say yes.”
The financial lending opportunities in 2012 are bringing a new light into what has been a dark time in the real estate market. Give us a call to learn more about ownership opportunities here at Squam River Landing. Now is the time to come see why generations of families call Squam Lake their home away from home.

The Squam River Landing community is showing signs of an upswing in the Squam Lake real estate market. Our sustainable development has sparked the interest of potential home buyers even in the off-season. The initial release of homesites began late this past November with a simple whisper campaign and within just a few short weeks it has produced several future home owners who have already put in their reservations here at Squam River Landing.
These future home owners are taking advantage of the limited time offer on incentives for the first twelve homesites in the initial release of the community. The first release of homesites consists of 24 home site locations. Several homesites feature views of Squam Lake or mountain range views to the southwest.

Unlike New England's ski fanatics who have been disappointed thus far with the lack of snow, this winter is allowing potential home-buying visitors to continue touring the Squam River Landing community. "The momentum of interest continues to move us forward in a positive direction heading into the peak real estate season of the New Hampshire Lakes Region this summer" - Kirk Klafter, Vice President of Sales and Marketing.
For information on this limited time offer on incentives, contact Kirk directly at 603-968-7711 or kirk.klafter@squamlanding.com.
A recent Yahoo Real Estate survey showed that home ownership is still an integral part of the American dream. But is owning a home with green, energy efficient features part of this home buyers dream? According to Yahoo's Home Horizons 2012 survey, yes. Half of the study's respondents stated that green or energy efficient features are desired for their dream home.

It may come as a surprise that green or energy efficient features topped the list of past favorites which include building a custom home, water views and mountain views. The great thing about owning a home at Squam River Landing is that it can provide you with all four features; an energy efficient (semi-custom) home with water views, mountain views or both!
When it comes to building homes, the term 'green' has become synonymous with higher costs. This is one of the most common hurdles that green homes struggle to overcome. As Sarah Saranka highlights in the
Yahoo article, new types of green homes are being developed which reduce energy consumption in cost-effective ways. Although these new styles of green homes are great for the average home buyer, they don't get the notoriety because they're not LEED Platinum projects.
